On a quiet street in the middle of the city, you will find this extraordinary mini-loft of approximately 70 m², spread over two floors. The house is part of an 1893 building and has been completely transformed by Firm architects into a playful, open and bright residence, while maintaining its historical character.
Instead of conventional walls and doors, volumes, plateaus and vistas were used, resulting in a home that feels like a spatial object in its own right.
The home has a private entrance on the first floor. Here is a spacious bedroom with custom-made closet space, an en-suite bathroom with walk-in shower, a double sink, and toilet. This level is quiet and private, with an understated use of materials that matches the rooms above. At the rear is a compact patio, a sheltered outdoor space adjacent to the bedroom and bathroom. It is important to mention that this living level has a headroom of 1.95cm and a headroom under the beams of 1.85cm.
A wooden staircase leads to the living, where the home opens up completely. The loft and tall windows bring daylight deep into the home. The dining room and kitchen are slightly lowered at the rear, while the sitting area at the front is placed on a platform. These height differences create natural zones within the open unit.
The kitchen is a sculptural volume in itself, constructed of stone veneer, aluminum and marble, with a dark oak floor and back wall. The kitchen unit appears to float above the floor and is reflected in a subtly placed mirror wall, enhancing the sense of space. A mezzanine above the seating area visually connects the levels and reinforces the vertical cohesion of the design.
The interior is composed of a combination of various materials that play a distinct role both visually and functionally. Custom elements are integrated into the home: from cabinets that completely blend into the walls to metal volumes that function as open shelves or railings. The house has a clear layering of finishes, including dark oak parquet in a graphic pattern, natural stone in the kitchen and bathroom, and perforated metal that functions as both partition and design element. Various components-such as the kitchen, staircase closet and mezzanine-are designed as independent volumes, where texture, reflection and material reinforce each other.
The result is a home in which aesthetics and user comfort are carefully matched, without losing its open character.

The property is in an exceptionally central location in Amsterdam, right at the intersection of Utrechtsestraat, De Pijp and the Museum Quarter. The immediate surroundings are lively and versatile, while the street itself is small-scale and quiet in character. Utrechtsestraat offers a varied selection of specialty stores, delicatessens, coffee bars and restaurants.
