152 m2 living
3 bedrooms
Other
At the edge of the Wilmkebreekpolder, this charming corner house of approximately 152 m² is situated, built in a characteristic Waterland architectural style. The property features three bedrooms (with the possibility to create a fourth, see adjusted floor plan), a generous south-west facing garden with unobstructed and unique views over the polder with cows and sheep, a high-end kitchen designed by Studio Piet Boon, and on-site parking.
The house was completed in 2019 and forms part of the small-scale and family-friendly new build project Klein Kadoelen.
Layout:
The property is accessed via the entrance hall, which includes a separate toilet and a spacious storage room at the front, ideal for bicycle storage, creating a utility room, and additional storage.
From the hall, the generous living area is reached. The living room is located at the front and, due to its corner position, benefits from an abundance of natural light through large windows and features a cozy gas fireplace. The space flows seamlessly into the dining area, centrally positioned within the house.
At the rear, the open-plan kitchen with cooking island is located, finished with a marble worktop and a sleek wall of cabinets with integrated high-quality appliances. The dark tiled wall creates a stylish contrast with the light cabinetry. Double doors provide direct access to the garden.
The garden, facing south-west and measuring approximately 118 m², offers unobstructed views over the polder. Thanks to its favourable orientation, you can enjoy the sun here for most of the day and watch it set beautifully behind the meadows in the evening. From spring onwards, the setting becomes lively, with grazing cows in the adjacent field. The garden is also equipped with an electrically operated terrace canopy with weather-controlled louvres, providing additional comfort on sunny days.
Via the staircase, the spacious landing is reached, providing access to three bedrooms, a separate toilet, and the bathroom. The primary bedroom is located at the front and is characterised by a high pitched roof, exposed beams, and large windows with uninterrupted views over the surrounding polder. The room is of such a size that it can easily be divided, allowing for the creation of an additional bedroom. Adjacent is a generous walk-in wardrobe.
At the rear, there are two further bedrooms, both benefiting from the generous ceiling height, creating a bright and spacious feel.
The bathroom is also accessible from the landing and is equipped with a bathtub, walk-in shower, and a double washbasin. From the landing, the loft space can also be accessed via a hatch with a retractable ladder, ideal for additional storage.
The property is highly sustainable and fitted with modern installations, including underfloor heating, a heat recovery ventilation system, and 14 solar panels. This not only ensures a comfortable indoor climate but also contributes to efficient energy use. Although the property currently holds an energy label A, it is likely that a higher rating could be achieved upon reassessment.
